So it crushed us cashflow wise because we couldn't finance anything and all of a sudden I'm too asset heavy and cash poor.

It took a long time and renovation to get it back to where it was.This is our first investment property and it’s just gone so poorly.

Katee, take the feedback... and thanks for the "tenant" that was poorly vetted and immediately stopped paying and now I have to evict after 1 month... just another in a long line of failures on your part... 

.- nationally, the highest rent to value ratios are in areas with poor rent growth and poor appreciation.  

I am not going to move into a dormitory style house and raise my two year old in a location with poor schools and incredibly dense housing, unless I have no other option. 

These rules have increased risks by making it difficult to get rid of poor tenants that pay their rent.

I have personally purchased large apartment complexes from REITs and know how poorly some of them manage their properties. 

Poorly ran and refusing to give any type of refund. 

But if you risk adjust the returns it is a poor investment.  

That said, targeting homes needing work or properties sitting unsold due to poor pricing can still yield opportunities—that's what I do successfully.
