The negative reviews were mostly because they got apps denied or did not get their security deposit returned for damages they felt unfairly charged or overcharged for (knowing that they have strict screening and go after getting paid for damages might actually be a plus to an owner), but also some commented that when they moved in the properties were dirty/in disrepair.

The reason for this, you can see how much time was spent, what parts were bought, and this way you can not be over charged, and the next time this problem occurs, you will be able to talk about it intelligently.  

(Of course in your case you will probably find a turnkey not overcharging but for an average punter it is a huge cost).

Good news is there seems to be opportunity here, bad news is no one knows what I'm talking about and I feel I'm being way over charged for something that's a public record.
