COGO is legit, but I can beat them usually on origination points.

Purchase price: $105,000 Cash invested: $23,000 Sale price: $180,000 Originally BRRRR’d, not great roi so sold.

Goes back to that original thesis in a thread long time ago-- quality over quantity.
