Why do you want to trade a loan with lower interest rate and lower mortgage payments for one that is higher in both instances.I think your Cash Flow may be a little optimistic.  

I did look into the zoning requirements a bit, which is why I'm somewhat optimistic that I could have the home potentially rezoned. 

Listing at 180k and selling at 180k are 2 very different things, but I’m staying optimistic!

I would echo Brent and caution against using overly optimistic rent estimates/ARVs. 

I would recommend not to be over optimistic about appreciation. 

Therefore any single family home with decent square footage in a good school district is bound to go up in value and rent.In general I am very optimistic for Milwaukee.

If I can manage to just get a fixer upper property with at least one other unit and a mortgage under 4k then I will be paying less than any of my neighbors, I'm optimistic that with 6 months to hunt around I'll be able to do even better than that.Sorry I don't have any solid numbers for you yet but that's the plan, house hacking seems like a really safe first step into the real estate biz because of how even if you're still left paying a little extra on the mortgage at least that going into a property you own instead of just disappearing.

Avoid any overly optimistic projections of raising rents and occupancy in the near future.  

It's so refreshing to hear from people who are successful in REI and optimistic about it.
