So, if you don't know how to build financial models, there are some available that are pretty good online (adventures in CRE is a great resource).  

@Jorge Abreu - He used to work for elevate did he not (I believe that is what it said online before he scrubbed his linkedin)? 

If it is a emotional support dog (basically a pet with papers they buy online, mostly to find a way to get a pet into a rental), ask for documentation from a local medical professional (NOT anything online).

For that reason (& other reasons like no one was meeting even online), I started Real Estate Rocks. 

Go to courthouse in city where your rental is, or see if docket is available online, and write down the names of the attorneys with the most landlord-tenant cases.

It'd be helpful to know what you're looking to accomplish with a system as that dictates choice of which one to go with as they are all a little different.
