Keep in mind, depending on your state's landlord-tenant laws (and judges) these may not be evictable offenses.

Are you on offense or defense?

If you do play that game and get caught, you generally get a cease and desist the first offense but the state could just go ahead and file 3rd degree felony charges for brokering without a license. 

You lose out on inflation AND opportunity costs if you're wrong about it not being a good time (which no offense, but the probability of you being wrong is very high). 

The lease is your friend; work with your lawyer to determine what offenses have been made and see if there are breaches.

I look at money as offense and defense.
