If it is not then this is likely The New normal for your tax bill.

They're just normal investments that have been around forever.

My understanding is the cost goes from roughly $1,200 for a normal 1031 to about $5-8K for a reverse 1031.  

Investors normally get there payments on time, most of the tenants stay for long periods of time because if they move it is a hassle for them, and since section 8 requires that the property stay in certain condition it will help keep the maintenance costs down. 

So now I'm faced with the potential of loosing EVERYTHING job, house, car, wife...Finally I stopped focusing on what was wrong and focused on the solutions. 

Wait until the move-out date and confirm she's gone, then handle turnover like normal.

My buyer was charged $4,000 by a company to try and get them a loan when it was pretty obvious they weren't normally qualified.  

In my development I am building a few of my clients have had packages stolen and one theif even took the welcome mat :)  but these are normal front yards etc.  

@Teri Feeney Styers the slow flip method that I think he is referring to is the one coined by Scott Jelinek which is buying a livable property using private money on a short term (typical 60 month--like a car) and immediately marking it up 2-4 times and selling it on a 30 year term using a land contract.

Under a normal repayment scenario, Scenario 2, the loan would still be at about $79K.
