Right now I mange our units, and my husband (contractor) manages the upkeep and maintenance as it comes.

@Patrick Ng The first step should be to negotiate an extension of your due diligence period. 

I think at first you need to be more hands on and be the general contractor but on the other hand if you can find a good general contractor then you only have to manage one person and they have to mange all the other sub contractors.

As an aside, I thought today we need to be seeing pet vaccination records if you take a pet because we've seen tenants with young dogs scratching so badly that we had to insist that they be taken in because of suspected mange or scabies and voila, two of them had exactly that -- contagious scabies.

It makes sense for them to form this captive, bring an additional Risk manager to manage the program and an extra safety guy/girl to mange the risk.
