It's just the nature of the business.

I might say that most of those are going to be residential in nature as well.

While migration to Austin city limits has cooled, the surrounding areas are experiencing remarkable growth and present strong investment opportunities.In places like Williamson County and Hays County, fast-growing markets such as Cedar Park, Round Rock, Buda, and Kyle rank among the nation’s fastest-growing areas.

Folks forget rates did not drop below 6% until 2009, which was due the nearly collapse of the world economy and of course the rock bottom 4 and under was a result of the world shutting down due to covid.  

The nature of the relationship to me seemed exploitative and it bothered me a great deal. 

The math is obvious but there's a natural tendency to go for properties you can obtain at a lower basis.

And better yet 80%+ of this asset class tenants are home owners by nature, divorcee's in process, there living standards are home-owner conditioned. 

It seems to be a pretty natural evolution for many investors.
