How much would I actually receive if I had tenant pay utlities (Gas, electric, etc)?

The people that barely had enough money to put gas in their car, to get to the seminar.

We had a surprise at the end when we were getting ready to re-rent and had gas leaks in all of the units.

Stop going out to eat, make as few trips to pay less gas, cut expenses drastically.
