Aside from cash flow and depreciation/appreciation, remember someone else is paying for you to own that home/paying down your loan in the form of equity which can give you a multitude of options!  

There are a multitude of ways to acquire properties from private parties.

Running comps takes time, and agents are inundated with people wanting them to run them for them on a multitude of properties.

You have a multitude of people coming from every where so the area is constantly changing for the better.

Or does it just depend on a multitude of factors?

I am an agent and have done deals like this before- I can tell you that if a buyer wanted me to do a three-way call with the seller, there is no chance on this planet that I would allow that, for a multitude of reasons. 

The last six months I have seen a multitude come back after due diligence and FW I have seen some minor price corrections.

I guess the question would then be how to tell the few legit ones from the multitude of scammers.From the lenders perspective there is a huge percentage of loan applicants that are simply not serious.
