I did a modestly complicated simultaneous 1031 exchange a few years ago with no QI and did all the document drafting myself.

I am a busy man, sometimes more than others, as we all are.I come in here to help others when I can.I make no money from this-and making money is my primary focus.That and handling the responsibilities and time consuming tasks that go with it.I also lead a very comfortable life full of friends and business acquaintances that take up a great deal of my time.

@Thomas F Blaskey If your gain after expenses is minimal (~$15K), selling outright is straightforward, with modest taxes on the gain (15%) and depreciation recapture (25%).

Up to now I've put my money into the stock market and I'm looking into diversifying into real estate as well.My current goal (assuming I decide to move forward) is to actively start in a year or two by buying a single modest place as a long-distance investor.

Currently, Bitcoin mining is estimated to consume more power than is used in the entire country of Ireland per year.

I am responding as a consumer not a STR owner we had one its lasted for us for exactly one tenant then we felt it was too much work for the return  on investment we do much better loaning money and buidling new homes than to worry about people goofing up our homes :)I do have some MTR you know fully furnished homes in Vegas and those are money makers for us top of the line tneants paying double the going rate for rent.

I fold the letter, stuff it and place the precancelled stamp on it at a rate of 94 envelopes per hour.....takes forever.Add in screw ups (see my post about 3000 yellow letters down the drain) and you have yourself a time consuming, repetitive, completely boring endeavor.If you plan on sending a few hundred a month you can swing it on your own but if your time is worth anything you'll outsource.
