most of the above have a general known sqftage, known market area, known look, known parking and access, etc etc.  

So I would say the cash flow is little - more leverage generally means less cashflow as well.

Indeed, non-EU purchasers only represent a few percent of the houses bought in the country and the properties they generally buy are not affordable properties so that tax wouldn't solve anything and would bring less capital and less jobs to Spain.

And even then, the life cycle is generally pretty long from first contact to closing.  

While I have a general understanding of what it takes to set up a fund, I’d love to tap into the collective wisdom here.

There are some strategies to make the numbers work in Denver, but in general, you are correct that prices make it challenging, if not impossible to make the numbers work.

Not knowing the full story will only give us responses from generalities. 

Things change and we get older and generally think the new stuff sucks.
