The other things I invite you to do is, before you take advice on this or any forum...or from a guru...is to look up their background and see if they really know their stuff or if they simply want to sell snake oil.

When you make a lot, lot more you can go after minerals, oil, etc.

We have eliminated oil heat and electric baseboard heat because of their high cost of operation. 

Make sure that wasn't the site where all the construction workers changed their oil, or it is not the trash site for the neighborhood, make sure it is not in the flood zone, make sure the lot size meets the building/plat regulations, check for utility access, if they have lawsuits check for judgements and liens, and IRS liens.#7 Go kill it and make millions, maybe you found a gem.

I also see this frequently around Tarrant County...like mostly Tarrant and Parker where there is a oil/gas lease in place. 

So if I'm trying to not be the victim of a well-oiled marketing machine, this is the way I'd look at a deal like this.
