How strict are the licensing requirements, and are there any recent changes in city or county ordinances to keep in mind?

What do you have in mind? 

I got my license as an agent and have done a lot to learn as much as possible about the market I'm in and the real estate world in general.I am working with one investor currently, building a plan to start spec building in the new year, with a few other ideas as well.I'm excited to meet like minded people on this forum!

And keep in mind; getting sold and getting informed are 2 very different things.

It's not the first priority on my mind.

I have been to RE meetups in the past with like-minded everyday investors pursuing similar goals, sharing stories and learning from each other, running through numbers, sharing network contacts, and even doing deals together.

I'm seeking to be in an environment with like minded individuals to learn and network to grow my portfolio and eventually network to collaborate on larger deals once I have a better understanding of the commercial side. 

I'm sorry to hear that you lost your grandfather @Rachel JaneWith the condo, renting it out could bring in decent cash flow, but keep in mind the $800/month condo fees.
