If rents don't keep pace with inflation, you won't have enough funds to cover these inflated prices.Rents and prices are driven by supply and demand.

I have dozens of clients doing this in New Jersey most of which come from no construction background, they simply use preferred vendors we have in place (not GC's) which lowers renovations cost because there is no middle man. 

I go to investigate and there is a middle age lady with a nice wrangler (I suspect 35” tires, recovery points, not old (in good shape)).  

Your current pictures are dark, it looks like the photographer is standing in the middle of the room taking a picture of the corner, and the angles are not attractive.

Side note I have one landlord friend who actually has his renew in the middle of winter so they can't find another place.

The other attempt at affordable is density through what they call their middle housing zoning and up zoning existing parcels. again led to building boom but still nothing sells for much less than 500k.

Also, Pace does a TON of deals...there is likely someone who isn't happy. 

It was pretty wild I brought my plane down from Oregon and had it hangered at Hawkins field which I did not realize at the time was the middle of the hood.. but it was safe and Jackson was a good base to fly to my other markets.
