Some lawyers will file ejectment lawsuits and ask for service by publication, but that is not allowed under the rules.

Don't over think this, pull the trigger actions create results. 

I am interested in the Brrrr method and I want to evolve from wholesale space to that.

To be more specific about what i'm looking to do: My 1-2 year goal is to employ the BRRRR strategy with SFHs and Condos by buying distressed / highly undervalued properties that need work (preferably all-cash) in low crime areas with strong rental demand, renovate them within budget (again preferably all-cash) and get them rent ready before refinancing them at the highest ARV possible.

So by spending $42k I collected an additional $75k over 5 years, and then sold the furniture through a consignment store collecting $8k as my share.  

After sending out thousands and not getting responses, or at least not good ones, I stopped trying this marketing method.

I am always fascinated by hearing what other investors do outside of their investment business. 

How much longer will it take for her to finish he cleaning and painting to her liking, while your losing rental income on the other unit by her essentially occupying 2 units?
