@Hitanshu Shah-congrats...assuming the 4 plex will be a rental - your best bet will be 25% down and likely a 30 yr fixed program ....if you plan to sell or refinance the loan within a few yrs - focus on the option with the lowest loan fees

Min buy in is 50k, pays quarterly distribution. timeline 5-7 yrs, getting very good loan from insurance co source at 6.75% or so with interest only on yrs 1-3 then no defeasance penalties thereafter if they re-fi or sell.

And just to clarify if anyone else is reading this: buying an interest rate cap, while effectively buying down the interest rate is NOT like buying down the rate on your personal mortgage.A point on your personal mortgage locks in the lower rate for 30 yrs and the mortgage fully amortizes.
