I will start off by saying that it is highly unlikely for someone in my position to be paying cash on a deal unless I've hit the lottery.

I'm with Andrew B...send them an updated invoice showing the previous balance, the payment and current balance....certified mail.They will not take you to court..... they still owe you $$ and will have to explain whyYou just won the lottery and got paid by an old tenant that owed you $$...congrats
