We would lend 75% of the as-is appraisal on step 1 which is a short term bridge loan.

i tell them all the time to find a good W2 job you like and you plan on staying with a long time.

More favorable terms sounds great to me, and I've heard this strategy before, but I'm not sure I understand how it works in practical terms.
