If you close with a conventional loan, it will need to be in your personal name.

I came across one of these loan agreements online somewhere a few months ago, can't recall where I found it but it was clear in reading the loan agreement there was no language referencing the loan actually encumbering real property, it was just an unsecured loan.  

With one small exception on VA loans, there is no getting around the due on sale clause. 

Also, with a VA assumable, if the one assuming the loan is not a veteran, then the seller (veteran) entitlement will still be tied up in that property.

By definition, these type of loans are not the same quality as what is traded on wall street. 

If you're purchasing a single family home you can use traditional financing like you probably did on your house or you can do a commercial loan.

A colleague recently closed on a 12-unit property in San Antonio and shared that a 6.8% cap rate, combined with lower property taxes, made it a no-brainer.
