Honestly, I think you're estimated expenses are a bit low.

They’re too expensive and frankly create delusion. 

That’s a 20% return on investment before expenses, down from 26.1% at the same time last year.

There isn't enough cash flow in these deals to pay the mortgage, monthly expenses and the HELOC that I'm trying to leverage against.

If you can get it out of sight in basement, which shouldn't be too expensive, you are clear with insurance companies.
