Family or not you should account for various jobs especially if you are overseas.Looking back the people you had watching over the project were probably not qualified to complete the work.Rehabbing is a tough business already and when you are not local the scammers will be licking their chops ready to pounce.Jason Scott on here might have some suggestions.

Otherwise, you risk running out of reserves part way through, as Jeff above alluded to, and more prepared investors will be only too happy to come in and pick up the pieces while you the newbie investor retreat to lick your wounds.

I am one of the program directors, and I could just walk away from the whole thing and lick my wounds, but aside from needing to move ahead for my own financial benefit, I feel responsible to the the people I recruited based on the original template I was given, and I don't want to see them robbed of their hopes and aspirations. 

I don't know a lick about Vegas, but if you're buying an old beat up D class property w/ rents at less than a 1% rent ratio and 700 a door for 300k, you might as well come to Milwaukee and pay 85-100k for the same thing.
