What most fail to realize is the STR model is more of a business operation whereas a lender cares about the fundamentals of the real estate.

@Shiloh LundahlTheoretically assuming properties were identical in every sense yes because I don’t need cash flow and would rather have the extra $100k in equity.Now $600/mo could get you another $100k mortgage to get you another property that could potentially also cash flow but for me personally I am in equity play mode now income mode - just my personal choice but nothing wrong with the other scenario

Also, furthermore, I have to concur with the point mode above that by the time it's finished, there should be some wash-out in the market during the build.

Take a look at your listing in incognito mode, you may find it has now been removed or made hard to find.Isn't there a way have your calendar open but to restrict your check in days to the first 2 weeks of May, or whatever you want?

I am curious.my speculation:- some brokerage would have different strategy as their guidelines, some going to have different retainer fee structure , some going into ala-carte service, perhaps some broker would entirely going to sales agent mode only.

I'm not in total panic mode just yet, but I'm definitely doubting this model so far.
