Plus new folks do a very poor job of screening the buyer for Ability To Repay (ATR) which involves pulling full doc and calculating the borrowers DTI, honest income, honest debt payments, prior debt payment histor (FICO) etc etc.Plus shockingly (or shocking to sellers) if you bought this investment house, fixed it, then are selling with financing you are selling "inventory" and y9ou owe taxes on the gain in the year of sale, you are NOT able to use installment sale to spread out paying taxes.

It may be easy to rectify, maybe not, depends on your jurisdiction, the issues involved and the City's stance.

Too many people are being hurt and it is just a matter of time before a State AG or the DOJ gets involved.

Pricing models vary, but I use a flat-fee approach based on the intensity of design strategy and level of investor involvement.

I work on projects across multiple states and have a strong network of contractors.Regarding when to involve a contractor, if it’s someone you haven’t worked with before, I’d suggest waiting until after the inspection.

IE experienced and looking to grow and i funded 2 deals for him.. that right there will pay his yearly fee to that mastermind and I might actually through my involvement in his business take him to the next level.. and it paid for the 1k I paid to go..

I was not involved in contracts, funds, etc. 

I am able to do majority of the work involved and have been in trades for over ten years.
