I think the confusion is, its possible to wholesale without money out of pocket so everyone assumes its a beginners game but the truth is to wholesale ethically and effectively you should really be capable of both closing on deals, and explaining the intricacies of a real estate transaction.Rental Properties: I think this is an awesome strategy and one I focus on funneling money into but again, it's a difficult and slow process usually.

I’ve found we have been able to write off much of our tax liability on sold properties through depreciation on other properties in our portfolio, so I didn’t even need the benefit (Or complications) of the 1031.Make sure you understand all the intricacies of 1031’s as well... for instance, the funds you receive on your sales can’t touch any of your accounts... they have to go directly to a fiduciary to qualify into the 1031.  

Get your license in your state of choice, start learning your market and evaluating the investment approach and intricacies of choice.
