We typically see things come in around-basic level rehabs (kitchens, bathrooms, flooring, paint, some minor wall patching) around $30 per sq-ft-mid level (same as above but with possible roof, siding, major system upgrades, ect) at $50 per sq-ft-full rehab including above but with framing, foundation, new insulation, new drywall, doors, trim, ect around $75 per sq-ft- rebuild, additions, add a level, ect $125 per footThere is no one size fits all and no two rehabs ever go exactly the same, there are always unforeseen things you find once you start working, but that should give you a ballpark.

I would say it's not the furnace that's the problem, it's the air infiltration and insulation.

I've done this long enough I can just look at pictures, with the exception that if you've put in higher grade insulation, squeak-free subfloors, kitchen cabinet blocking, things like that I can't see through the walls that would be helpful but normal buyers would wonder what you were talking about.On your strategies:1.

Appreciation tends to be more insulated on higher-priced homes because those neighborhoods tend to have populations with higher incomes who are less affected by any market swings.In terms of tax benefits (always talk with a CPA) it depends on how you're running your properties.
