Sounds like you've navigated the environment by having an overall lower risk exposure prior the market adjustment.

Do you have prior experience to operating the rehab credit contingency to avoid the seasoning period?

If you can make some relationships prior to that with agents in the area who do what you want to, you can find yourself on a team or at a strong brokerage that matches what you want to do.

You are also looking at your desired closing date and determining how much time the appraiser needs and anything else required prior to closing. 

So despite these laws coming into effect to help landlords and I followed instructions, I'm still screwed.

This is something that the agent you are talking with also had required prior to the changes.

A better solution, in my opinion, is not to rely on wholesalers,  as not only is it a dying breed due to the sheer incompetence they exhibit due to gurus' wrong instructions and teachings, but, wouldn't it be better to generate your own leads through a high performing website?
