If someone figures it out you could be liable for losses due to usability, etc, even after a property is sold several times.As others have said, don't be cheap to the extent of doing inferior work.Don't install ceiling fans in low ceilings.

Bottom-line: No contractor is perfect but look for trends in his ability to estimate and come in on budget, are they timely, did they show up when they said they would, or not even call, did they use inferior products and cut corners etc., what is the quality of their workmanship, are they clean, do they wear booties, can you see their plumbers crack, do they hire real journeymen or are they "card carrying journeymen"?

Here's my reasoning: -Although cap rates on the open market are comparatively and seemingly inferior to that of out of state deals, the appreciation and general perceived safety of California apartments far outweighs higher cap rates of multifamily elsewhere.

if the neighbor building is leased at $600 per unit, undercutting them by $150 is leaving money on the table and gives the impression that you have an inferior building to prospective tenants.
