Pm handyman cannot fully clear it, but unit has 2 bathrooms.  

My longest recent rehab was 2.25 months and added a half bathroom, took down 4 walks including load bearing, put up 3 walls, new plumbing, electrical, flooring, huge percentage of drywall, an eye brow porch, new kitchen with full layout change and new bathroom with full layout change.  

Sometimes the contractor will put a % on the top of the materials to source it.2) what's your range for remodeling a bathroom?

What would your thoughts be on adding a bedroom and bathroom to this floorplan without expanding square footage?  

I've already renovated one of the bathrooms, and I’m planning to paint the interior, update the kitchen cabinets, possibly sand the wood floors, build a fence is a corner lot and increase the rent for the room since my tenant is currently renting the entire 3-bedroom, 2-bathroom house for $800 a month.

Take the year to do powerful renovations like the kitchen, adding bedrooms and bathrooms and updating what needs updating (up to the standards of the other renovated homes in the area).

Planning to start a complete home remodel (interior/exterior) on a home (currently 837 sq ft), kitchen and bathroom bump out, and add an additional bathroom. 

They focused on renovations that appeal universally.. think updated kitchens and bathrooms - and kept meticulous records of their expenses.

It's a 4 bedroom 4 bathroom house in a Auburn AL which is definitely a college town (though I do not refer to it as a student rental).

Even if you think it is the tenant in that bedroom, how can you prove tenant B didn't decide to take a bath in there instead of a shower in their bathroom when tenant A was not home?
