The last rental I posted, I had a woman apply and found out she had stolen someone’s identity when I was working through the background.  

As an LP in a syndication with two (let's call them) identical offerings in terms of asset type, business plan, submarket, asset size, projected returns, fees, waterfall, etc.  

There were fewer problems with theft and less work as you don't have to collect the coins.

Also, since you are living in the property that you'll be renovating, please make sure you are not leaving yourself (and your possessions) at risk of theft or worse.Hiring the expensive GC that you have confidence in will cost money.
