I was the HML who put the CA clients into title for 1k per house.. then countrywide or wells would refi them in about 90 to 120 days generally they could cover their lending costs and be positive cash flow 50 to 150 a month..

Thank you Each state’s laws vary, but many/most will require a foreign corporate entity to register in that state before it can do business, and holding property title is a business.

I've done plenty of deals without and agent, off market not even on the MLS but I'm one of those wholesalers that did things properly, had qualified buyers before even reaching out to sellers and strictly stuck with assignments.Biggest problem is so many "wholesalers" barely have the understand of a deed or what title insurance is so there's an immense amount of knowledge they need before hand which can just be provided to them by getting a license!

If that is a stretch as to your qualifications, I would not recommend this as it would with relative quickness go to the attorneys to move forward with drafting, inspections, title search, etc.

As I suggested, if you believe your identity had been stolen, please file a police report and we can utilize that to help convince the carrier to make a full refund cancellation request.I'm very sorry you decided you didn't want the policy after all, and in fact, Obie covered some of the fees from your pro-rated cancellation so we could at least always put the customer first--even in this situation.
