If you're investing in real estate, ask yourself can you hold this a minimum of 8 years, ideally 12, optimally north of 20?

This is the ideal scenario for seller finance.

Low property taxes, no income tax and landlord friendly make it ideal for many CA investors.  

That said, a single family home or cabin would be ideal.

It’s even better with guest mode turned on so they can enter a date to auto log them out.

Ideally, this CRM would have the ability to have up to 500 contacts, at the very least. 

So, while in some ways its great in others its less than ideal.

From that experience, I got the idea of just building a multifamily (ideally a quadruplex) from the ground up as my next home to house hack in.I've done some preliminary research and had some questions if any experts care to chime in:+ There aren't many multifamily zoned lots in metro Atlanta.

.: @Gash Nookala - if your property is not in the Hampton Cove area of Owens Cross Roads, you honestly are not in an ideal location for a rental. 

Look up ideal existing performing properties, your "hero's" as it were, find out who own's it, and reach out to them.
