I was in a similar situation for my second house hack.

Like deferred maintenance, (bad roof, worn out water heater/AC Unit, warped flooring, water damage) etc, unpaid utilities,  unpaid taxes, a second loan, unpaid HOA fees, a bad pool, bad reputation, sometimes squatters, sometimes they were drug houses, and so on.

New payment is 4150 including taxes and insurance 80 waterHot water bill is 125Rents 8350Very happy with my first BRRRR

Have you sent your material list to a supply house to be quoted, have you arrived at a quote with your subs?

On the MGA side their in-house product is assigned to a different writing company depending on the state and risk. 

Actual cost takes into account depreciation so complete destruction of a property could leave you under water in terms of the amount paid for the loss.
