You're picking a great time to start investing, the area is becoming a hot spot for investors. 

The HOA pays water/sewer for all cabins, and this was $9235.97.Our largest expense is landscaping/law maintenance, which is $12,200 for the year and proposed to be $14,400 for next year. 

People like to point out that you're buying four units with only one roof, but they forget to mention that you have four water heaters and four HVAC. 

Coos Bay - The main delay with application in this area is whether the property is on public utilities or has a septic system and private or public water source.

I agree with Nathan (don't forget to price running extra water, sewer and electrical lines).  

What if you turn on water and it goes everywhere.

It's a small rural area about 3 hours S of Anchorage- not exactly a hot RE market, but we love living here and my husband has a fabulous job with about 12-15 years left in his career.
