As far as future features what are you referring to as deal analysis, what tools are you looking for on mobile?

There is usually not much that compares with what we offer, so we only compete apples to oranges, so incentives are not a good tool for us.The types of tenants we want (multi year) also respond better to an adjustment in rent than an incentive.

Hi @Tyler Bolton I hope I can help clarify given I see a lot of muddled points of view on these matters online.  

The purchase to cash flow ratio is much higher than majority of the states in the US but again not the only states.If you need any help or want to talk more REI feel free to reach out I have done a ton of business in both states and can walk you through pretty much anything.

@Alec DresslerYou’re on the right track using tools like AirDNA, but for better data, consider the paid version or platforms like Mashvisor for detailed rental analytics.

I've had a long career in community development and have a lot of bank contacts that would likely be interested in investing, but I'd need to prove the concept first with an initial fund (there are also a lot of other community development tools that could be leveraged to maximize and scale this).
