That is part of the problem with a lot of companies (I am not knocking insula as dont have all the info/facts just stating how the business works), they engage brokers to get them loans and the brokers collect a small fee. unfortunately many of the brokers may be similar to real estate wholesalers - have little to no experience. 

I perhaps naively went ahead with the registration and inspection after completing purchase of the home, and wound up with a hefty repairs bill of around 3k.

How much of a credit do they offer at closing to cover the servicing fee?

I have already spent quite a bit on attorney's fees myself. 

The website does not have an area for me to pay a fee to download the agreement.

I have higher fees with HOA but overall, I believe I do better.

For example, an algorithm can't compare a property that charges a flat fee for utilities vs one that charges based on use.
