Note as of now i have 16 followers, perhaps you can already get a lot more followers than me... but remember quantity is not what matters here... but quality of your followers... and desire to dive into something similar by tuning into similar spectrum... even if that spectrum is from an outsider a newbie (potential tire kicker)...

You can use your 1031 with mortgages as you were anticipating to buy whatever assets in whatever quantities you want to complete your 1031 and boost your ROI.  

There are some owner-occupied (meaning quantity 1) spec houses built, but the numbers are small. 

The fee I will charge is low because I will work based on quantity of properties, but I do believe it can create enough income for me.

They already offer a "bid room" discount for orders over $1,500 but if you get enough quantity from multiple projects you can begin asking for discounts under $1500 purchases.
