@Andrea Lauritzen - Speaking as a native and an investor, Louisville is a great city... slow but steady appreciation and you can still find 1% deals if you look closely enough.

How hard is it to get condemned property uncondemned that is an option I am interested in finding out about as I generally pay to leave and have success but always feels bad.

Amazingly, it was initially a lot of the non-native local folks (transplants) who saw the most potential and opportunity in Augusta.

As natives ourselves we are looking forward in more endeavors with long term rental investments in the near future.Appreciate the heads up, the property was originally used as an STR and we were able to have the STR permits reestablished with us as soon as we closed.
