Markets swing.

Whether it is asking the questions of the work order manager of the prop mgr or the owner when you are at the property (many multi families owner is still onsite) you can build rapport and swing a deal if you are trained....  

If you try to swing for the fences with an aggressive BRRRR strategy, you may find it frustrating.

Plumas county CA  Under the radar . 45 minutes to Truckee  45 minutes to Reno.some very nice places there  3 high end golf communities then you have some older developments and of course just homes in the woods.. access to Lake Davisand the Sierra buttes area for hiking and swimming etc. 

so... that's a big swing. 

Market could be hot one week and cold the next just from the nature of the market which could swing your values a certain amount

The seller was trying to pay a large amount of taxes and had had not really stayed on top of his manager so I asked for the free six weeks to bring it up to full swing.
