You need to get in the dirt, roll up the sleeves, and do whatever it takes to learn, like Gary Vee says in all his YT videos.

IMHO, you should contact an attorney, presumably the one with whom you worked when you acquired the property, to see if he/she has any ideas up their sleeves.

It's almost normal for working professionals to have at least a single full sleeve.

I have invested in several syndications and hard money loan funds but the growth in the area of multi family rentals really blew me away.Earlier this month after our group rolled up our sleeves and did the dirty work to get our hospital through the Covid crisis, this same CEO FIRED US with 60 days notice.

Not wanting to over-complicate things seems to be the main sticking point with many agents around here these days though, and there was definitely a shift a few years ago with escalations being something of an ace up the sleeve, then becoming more popular, then possibly being overdone, and now many agents are just over it. 

Plus, who knows what else will ultimately be up Tesla's sleeve. 

Residents definitely respect an owner who's out there with their sleeves rolled up fixing things, landscaping, making their living space nicer and not just collecting rent while letting the property fall into disrepair while piles of trash collect along the fence line (like many absentee landlords do).

We rolled up our sleeves, got to work, did 2 jobs or more, did jobs we didnt like and did them with all our effort because THATS WHAT AMERICANS DO, or at least did. 

BUT, all you have to do is roll up the sleeves and do some work, locate the good markets and not just those popularly written about and broadcast to the world, because if a market is popularly known it's gonna get bid up. 

And wear gloves and long sleeves, sheet metal has sharp edges.
