If duplexes are hot right now and selling like pancakes, and you can't buy one at the price you want, then don't buy them, sell them ... and you don't need to own them to sell them either ... that's what real estate agents do, they sell real estate that they don't own, and after all of your research and time in the market, I bet you know more about duplexes than 90% of the other agents out there in your market.

1) Get a website.2) Allocate 1000 dollars to SEO, (and I do not mean hiring a SEO company)3) If you REALLY have to, buy cody sperber clever investor pancake or the one from Sean Terry4) Go through all the Investor Carrot tutorials (even if you do not get an Investor Carrot website)5) Spend up to 800 dollars on legal issues, (contracts, LLC, blah blah blah6) Spend 1000 on a list and 2000 on mailers.7) Pray to a God called MSOOTKAUG someone will call you.

If the property is home to one of the Big-5 banks (as it sounds), then I would approach them first about financing - if he is willing to put down 35%, he should be able to secure a rate between prime and prime+0.5 (2.7 - 3.2%) - not fluffy, but probably not quite as thin a spread as you were envisioning.Oren K. would have more market specific knowledge.
