You should not hold on to something you hate simply out of fear of the unknown.

Basically people are being bullied into using agents for fear that their property will get black listed.

Absolutely.With this mindset, you move past sitting on the sidelines out of fear—which is probably why you're asking in the first place.As someone who used to think the same way, I’d say face the fear, take the risk, and buy the property.

Don't let fear and fear mongers convince you otherwise. 

Main fear is evicting an at fault tenant in unpermitted units and whether the same rules applies or do they get even more priviledges.

Promote Open Communication Create a Safe Space: Great leaders encourage open dialogue, where team members feel comfortable sharing ideas, concerns, and feedback without fear of judgment.

The fear of making a mistake or not knowing what to do next can paralyze you.

I guess I look at it different than you, one of my  biggest fears is something happening to either one of them and having to replace  the quality partners in my operation that they have become.
