So its a catch 22. 

Here is what we have found and I will probably catch some heat for some of the things I have to say, because it does not sound "investor-friendly".

The only thing I would advise is to keep a close eye on the HOA fees, as that's where the cash flow can get squeezed.

I’ll keep an eye on the Sherman Dennison area.

Most people throw $150k at a financial planner and don't batt an eye.  

Continue with a viewing, additional questions, get applications, run ALL checks, and then make a decision.By being very clear about requirements, you will catch most early in the process and can let them know.

Only the first can be corrected, but us making a mistake and getting anything less than 5 star review is stricly unacceptable in my eyes and my team also has a strong sense of ownership in their position and loyalty to my company.   

Recommend:1) Speaking with a landlord-tenant attorney about your options2) Keeping an eye on the property -> ask your old neighbors to do so if you are too far away.3) Try to do a surprise visit to catch who else may be staying there.
