I have an excellent consultant who helped us a couple of year back.

While cash flow can be limited within the downtown area, there are still excellent opportunities for cash-flowing rentals in surrounding regions.

Those frauds just buy 'carbon credits' so they can feel better about themselves, they don't really care or they would alter their lifestyles instead of pounding the rest of us with the guilt, Lol....And if we look at the temps for the last millenium instead of the last century, they can show that although we are in a temporary upswing, we're really on a slide into a colder era.

Since most flips fail these days and many rely on their charts, slides and software analysis, it should be a signal that it's not some phenomenon to guarantee success.

I don't know any excellent neighborhood in America that genuinely likes renters in their neighborhoods.
