NJ is a great place to own buy and hold properties (although most will disagree). 

I completely disagree that able bodied people are "turned off" by these amenities and if they are, how sad is that.

I would disagree with number 2 - in this environment, heavy rate buydowns are a common tool in the toolkit for lenders and borrowers to make deals work and are in no way indicative of "not being well-capitalized"

My seller disagreed with the first scope result and hired 4 more companies to scope it.

I am wondering if anyone out there has knowledge/experience  of examining these assessments/calculations for rental properties?  

I would also disagree with the earlier comment that is helps simplify the process of adding partners in for future projects.  

A couple things you might look at is examine your local market and see what the other like kind properties in your area have that yours doesn't. 

I have to disagree with @Collin H. on actual insurers.

Easily the difference between getting referrals for new clients and getting unfavorable reviews.I also do respectfully disagree with the idea which many here echo'd that there's 0 benefit to a PM when owners property appreciates....when properties are worth more they rent for more, and PM's will earn higher mgmt fees and higher placement fees all while providing the same exact service. 

It can also be a a good market for appreciation IF you know where the path of progress is.I disagree about South Bend being on a downward trajectory.
