With those stats, you'll pull half the accountants in the forum out of the woodwork, most of us would be more than happy to work with someone in your financial position as it means we can provide a fair amount of value.Whoever you work with, I would recommend you consider finding a firm with substantial experience to offer in both real estate, and estate/gift planning given your goals.. 

I would love others to look up their market stats but I am not seeing mobile homes as depreciating assets in regards to their resale value.

Examine the projected rental income against the expense of converting the garage and possibly extra rooms.

@Nahon Torres check the stats and she where the most jobs and people are moving to.

If you cannot ask all three of these team members, then you should really examine your team!

I think it would be within the moral and legal right for the landlord to fix the issue that he/she was too negligent to examine prior.

@Adam Bartomeo I was reviewing the February 2024 market stats for Cape Coral and am seeing that available inventory is now down to 6.8 months. 

@Will Costello,Hi Will,The stats I've seen are showing about 50% of existing listings of homes for sale have price reductions.  

Recent market stats from Denver and Colorado Springs lend some credence to this.Denver-- Median home price up 5% YoY in January. -- 5% might not sound too crazy, but A) We don't have February numbers yet and B) The trajectory is upward.

It would cause me to do some deep diving into specific stats to try and reveal the general story.
