It certainly helps that you've done it, but I would maybe do one that is still in CA, but far so you can't go every day and see how that is and then inch out.On finding an agent, definitely not the way to go in terms of calling brokerages and asking for their top producing agent.

The report is as good as the answers you provide to their questions.The risk is that you answer a question incorrectly which generates an incorrect report.I would have a discussion with your CPA to determine what the land basis is(required to start the cost segregation).I would also have your home inspection / appraisal on hand to answer the questions more thoroughly.

A buddy of mine talked to his tax guy who told him these “Distributions” aren’t currently taxable right now and simply adjust the basis downwards (almost like a return of principal), but when the principal actually DOES get returned (generally about 5 years out in this case), that the difference between the amount returned and this downward adjusted basis is taxable at capital gains rates - if held longer than 1 year, generally 15% tax.
