Been interviewing brokers this week - narrowed it down to Marsh and Agresti...not sure who I'm going to go with just yet.And that's one of my primary goals is to build my network of plumbers/electricians/contractors etc. - I know a ton of people from my past/current careers, just not sure who does good, affordable work and am feeling like figuring that out will be trial and error.

One parcel was $20k and was 7 acres (it said most of it was wetland, not sure if I want to buy that.)Another one was 2.5 acres on a 'small lake' (probably a swamp or marsh that has open water) the price was not given but I'm going to call them tomorrow and find out how much they want for it.I also found some other lots on the same road as bullet #2, but they didn't list the price or how much acreage there was.

Not far is the Neponset River so based on that geography the developments in that area are on marsh land I believe from way back when and prone to be wet.

I've notice in my day job especially in Baltimore county in Essex, Dundalk ,middle river, rosedale and white marsh there are huge opportunities in subject 2's (I come across at least 5 people a week trying to get out of their homes they bought pre 2008) and tired landlords in Baltimore city for owner/seller financing.
