My wife and I move into the house since we are looking to move to the area anyways, and we all do a lot of the rehab ourselves, probably with my wife and I doing a little more since we would be living there. In this case, how does the friend with cash get their money out of this deal in a time-efficient manner, since they're primarily looking at this as a flip?

Help me adjust my expectations - first deal pending

Mine was also out of state, in a town I’d never visited, and I relied heavily on videos from my agent. This sounds like a tough first deal, but it seems like you have some capital on the side, which will be useful as you face the upcoming challenges and learn from those expensive early mistakes.Regarding the subject of this post, “help me adjust my expectations,” I’d recommend assuming that; repairs will cost twice as much as you estimate, maintenance and vacancy rates will likely double from your initial projections, there’s a very real chance you may lose money on this deal. That said, there are ways to mitigate these risks by:- Keep asking questions here on BP and connecting with local experts- Stay proactive and communicative with your agent and property manager. And remember “Inspect what you expect.”Im not trying to discourage you but to help reset your expectations.

Simple answer - yes you can alter your funding source after putting it under agreement if you chose to use a hard money lender instead - i would just communicate with seller that hey I was going to use cash (assuming you have it from your heloc) and instead will finance some of it but let them know its not contingent on financing.

., funding. Two final thoughts, I'm all for being efficient, but you should think about the opportunity cost of tying up your own money in a single rehab, vs. using it to fund another simultaneous deal.
